Free Workshop for Real Estate Agents and Brokers

By Attorney Jon Alan Enochs

Dear Interested Agent/Broker:

My name is Alan Enochs and I am a lawyer here in San Diego.  I volunteer a great deal of my time through the Pacific Southwest Association of Realtors, the Housing Opportunities Collaborative and other community organizations.  Primarily I conduct free workshops to educate the public on legal issues pertinent to what is happening in our community today.  Of particular interest are short sales, foreclosures and the problems incident thereto.  To date I have conducted numerous workshops through the Chula Vista Library, The Housing Opportunities Collaborative, Community Housing Works, and St. Marks Lutheran Church.

I have over twenty years experience either working for or representing lenders, debt buyers, and various collection organizations on credit and collection matters including those having to do with real estate secured loans.  I have sued more people than I care to mention for having not paid on their financial obligations.  Today I practice primarily in the area of Real Estate Litigation and Bankruptcy.  The purpose of this letter is to offer to share the benefits of my experience with your office free of charge.  The information that I cover in my workshops includes:

1. Safe short selling

2. Law of Contracts–Between Buyer and Seller, Between Seller and Seller’s lender, Between Buyer and Buyer’s lender.

3. Relationships between realtor and client – Industry view & Legal view.

4. What must you disclose - Fiduciary disclosures, Conditions precedent & Use of CAR Forms.

5. Should you be talking about credit? How does credit really work? Laws regulating credit.

6. Behaviors - Behavior of the banks pre-short sale, Behavior of the banks post-short sale, Behavior of realtors’ pre & post short sale, & Behavior of Lawyers.

7. New laws and compliance-Civil Code section 2945.45, Senate Bill 94.

If you or anyone in your office is interested in learning more about my free workshops then I encourage you to contact me directly where I will be happy to answer any questions you may have.  I am not selling anything and there will be no salesmanship taking place.  What I offer is information and nothing more.  The information is free of charge.  Every homeowner’s situation is unique and there is no cookie cutter solution that is appropriate for everyone.  To this end I do not encourage or discourage any particular alternative to mortgage distress.  However, I do encourage people to make an informed decisions and this is simply an effort to empower people through knowledge to make sound decisions.

My direct dial is 619-421-3956 should you have any questions whatsoever.  I thank you for your time and consideration.

Very Sincerely,

Attorney J. Alan Enochs
